Economic Viability Testing
The provision of affordable housing on new developments significantly affects land value. We have significant experience in achieving results that add value to landowners and developers in this area. If this is to the point that the scheme is no longer viable and proved by robust Economic Viability Testing, then the mix of affordable housing can be reduced (or eliminated).
Recent examples include:
- Removing the provision of affordable housing altogether
- Making substantial reductions in the provision of affordable housing
- Altering the balance of tenures to substantially increase shared ownership or shared equity housing
- Substantial reduction in off site commuted payments
- Demonstrating the viability of schemes at policy levels of affordable housing to enable their inclusion in land allocations
